WHAT IS A DATA FEED?

A data feed is a structured set of listing information provided by the Lowcountry Regional MLS (LRMLS) to authorized brokerages, agents, vendors, or other entities. These feeds are essential for powering websites, virtual offices, and brokerage management systems.
Data Feed Licenses

A data feed license grants permission to receive listing data from LRMLS under the terms of a defined agreement.
Important Requirements:

Both the Vendor and the Brokerage must sign an agreement before access to LRMLS data is granted.

The license ensures proper use of MLS data and compliance with LRMLS policies.

Available Data Feeds
LRMLS offers three types of data feeds to support a variety of real estate functions:
1. Internet Data Exchange (IDX)

Designed for “home search” websites, IDX provides access to listing content most commonly displayed to the public.
2. Virtual Office Website (VOW)

Enables virtual office real estate services, offering buyers and sellers enhanced access to listing information.

Includes comprehensive listing details and media for all MLS listings.
3. Broker Back Office

Provides sensitive listing data (e.g., expiration dates) for brokerage use only.

Supports internal tools like listing management, accounting systems, and brokerage websites.

Contains all listing statuses but excludes public record information.
RETS to API Transition
The real estate industry is moving from the legacy RETS (Real Estate Transaction Standard) to the modern RESO (Real Estate Standards Organization) Web API, which offers:

Real-time data queries

Scalability and reliability
-
Better compatibility with third-party applications
Key Transition Dates

April 1, 2024: LRMLS began transitioning to API data feeds via The Spark® Datamart.

October 15, 2024: RETS feeds will no longer be supported. All vendors must migrate to API-based feeds by this date.
How to transition to API

Contact your website vendor or developer to initiate the migration.
